In short
We record which pages you look at on this site, and which advertisement or search brought you, using two cookies of our own. If you send an enquiry we keep your name and phone number so that we can call you back about it. We do not sell your details to anybody, and you can ask us to delete them at any time.
This policy covers yoghalayareals.com and the enquiries that reach YOGHALAYA REALS through it. It also covers enquiries that reach us from an advertisement on Facebook, Instagram or Google, by telephone, or in person at our office or on site, because all of them end up in the same system.
What we record when you simply look
This website keeps its own record of visits. It is first-party: the record is ours, it stays in our own database, and it is not handed to an analytics company.
Two cookies are set. Both are ours, and no script on the page can read either of them:
- yr_vid — a random identifier for your browser, so that a second visit is recognised as the same visitor. It lasts two years.
- yr_sid — a random identifier for this visit, which expires after 30 minutes without activity.
Against those identifiers we store:
- the pages you opened, and when;
- whether you tapped Call or WhatsApp, and whether you started or sent the enquiry form;
- the page you first landed on, the site you came from, and any advertising parameters in that first link (
utm_source,utm_campaign,gclid,fbclid). This is how we know which advertisement brought you. It is recorded once, on your first visit, and never overwritten; - your browser's user-agent string, and a one-way scrambled form of your IP address. We keep only the scrambled form, so that we can stop one machine flooding the site — your actual IP address is never written to our database.
If you never contact us, none of this is ever attached to a name. If you do send an enquiry, the visit record is linked to it, so that we know which advertisement produced a real enquiry and can stop paying for the ones that produce none.
You can refuse or delete these cookies in your browser at any time. The site works without them, and you are always welcome to simply telephone the office instead.
What we record when you send an enquiry
The form asks for your name and mobile number; nothing else is required. If you fill in the rest, we also receive your email address, the town you are in, the project you are asking about, the budget you have in mind, and anything you type in the message box.
Your number goes to the sales officer handling your enquiry, who will call you back — usually the same working day. We keep a record of that call: the date, how long it lasted, what came of it and the officer's notes, along with any follow-up we have promised you. Where a call is routed through our telephone system, that system may record it, and you will be told so at the start of the call.
If you go on to book a plot, we record what the transaction requires: your address, the plot and its value, the payments you make, receipt and registration details, and copies of the documents you give us for the sale.
We do not ask for, and this system does not hold, your card details, bank passwords, Aadhaar or PAN.
Advertising measurement
This website carries Meta's advertising pixel, and we also report a completed enquiry — and a booking that comes from one — to Meta from our own server, so that one enquiry is counted once rather than twice.
On our advertising landing pages we also carry Google's advertising tag, for the same single purpose: so that Google can be told an enquiry was sent and stop charging us for clicks that produce none. It sets cookies of its own, beginning _gcl_, and it is told that an enquiry happened — never your name, your number or what you typed.
Where a report identifies you, it does so using irreversibly scrambled (hashed) forms of your name, phone number, email address and town. Meta can match a hash it already holds; it cannot read your details out of one. Nothing identifiable leaves us in the clear. What Meta then does with it is governed by Meta's privacy policy, not by this one.
Why we use it
We use what we hold only to:
- call you back about the enquiry you made, and answer your questions;
- arrange and follow up a site visit;
- process a booking, collect payments, issue receipts and complete registration, if you buy from us;
- meet our legal, accounting and tax obligations; and
- work out, in the aggregate, which advertisements produce genuine enquiries, so that we spend our advertising budget sensibly.
We do not sell your information, we do not rent it, and we do not pass it to other builders or agents.
Who can see it
Inside the company, your details are visible to the sales officer handling your enquiry and to our managers and administrators. Each of them has their own login, and what they can open is limited by their role.
Outside the company, it is held by the service providers that run this system for us:
- Supabase — the database, hosted in Singapore;
- Vercel — this website and our internal system;
- Meta and Google — the advertising platforms, for the measurement described above and for enquiries that reached us through their own forms.
These providers act on our instructions. We may also disclose information where the law, a court or a government authority requires it of us.
How long we keep it
An enquiry that does not lead to a sale is kept for up to three years, so that we recognise you if you come back to us, and is then deleted. Records connected to a completed booking or registration are kept for as long as the law requires us to keep sale and accounting records — generally eight years — because we are not permitted to delete them sooner.
A website visit that never became an enquiry is kept for 18 months and is then deleted automatically. Eighteen months is long enough to compare one season against the same season a year earlier, which is the only thing we use it for.
Your rights
Under the Digital Personal Data Protection Act, 2023 you may ask us to show you what we hold about you, to correct anything that is wrong, to delete it, or to stop contacting you. You may withdraw your consent at any time — tell the officer who calls you, or write to the address below, and we will stop.
To have your details removed, follow the steps on our data deletion page. We answer such requests within 30 days.
Security
Every page and every form on this site is carried over an encrypted connection. Our internal system requires a password for each member of staff, and the database itself enforces, record by record, who may see what. Documents you give us are kept in private storage and are opened only through short-lived links. No system is perfect, but we treat your details as we would our own.
Children
This site is meant for adults buying property. We do not knowingly collect information about anyone under 18.
Changes
If we change this policy we will change the date at the top of this page. Anything material will be told to you when we next speak.
